More than 500 homes included in mixed-use development near Canal Winchester

A Cleveland-area company is planning more than 500 rental homes, townhouses and apartments, in addition to shops, at the northwest corner of Winchester Pike and Brice Road.

A Cleveland-area developer making a push into the Columbus market is proposing to build more than 500 rental homes, townhouses and apartments, along with a small strip center, on 72 acres near Canal Winchester.

The developer, Addison Properties, of Beachwood, is seeking to have the property rezoned and annexed into the city of Columbus. The property, on the northwest corner of Winchester Pike and Brice Road, is now in Madison Township.

The site is farmland but sits across Winchester Pike from a proposed industrial development.

Addison is proposing to build 132 single-story rental homes, 288 apartments and 111 townhomes on the site. In addition, Addison plans to build two commercial buildings totaling 17,000 square feet, immediately on the corner of Winchester and Brice.

Addison’s request to rezone the property from rural to apartment residential and commercial planned development is scheduled to come before the Columbus Development Commission on Thursday.

City staff sought more details about the proposal but the city’s planning and development department said in general it supports the development.

Addison has developed a handful of Cleveland-area housing projects, but is now pursuing three in central Ohio.

The company has proposed Addison Delaware on the northern edge of Delaware which would include more than 700 homes, apartments and townhomes. In addition, the developer has planned a 150-lot subdivision called Berlin Station in Delaware County.

The company did not respond to Dispatch requests for an interview.
